Informing Tenants of Landlords details.
Advertising of eligible Student properties at University of Cumbria

Full Management Service:
Full Managment – 15% Of all rent collected.
Includes all of the above plus Collection of rent and payment (less commission & agreed expenses) to Landlord either by cheque or direct into nominated account.
Cheques must have cleared in CJ City Properties Ltd account before payment to Landlord is made. Whilst every effort is made to ensure payments are made on time by the Tenant(s) CJ City Properties Ltd cannot be responsible for late or non payment of rent.
Regular and careful property inspections are carried out. Should any problems be found that have not been reported by the Tenant(s), they can be addressed at this time.
Tenants advised of suitable heating levels if property to be left empty over Christmas period to help avoid burst pipes.
Issuing CJ City Properties Ltd “Leaving the Property” check list to Tenant before end of Tenancy to help ensure property is left in a clean and tidy manner.
Final inspection of property carried out, including inventory check. Returning the deposit less any deductions appropriate to the outgoing Tenant after reporting to the Landlord.
Final meter readings taken and passed on to the Landlord and Utility companies.
£15 per hour or part thereof for any accompanied visit. EG where a tradesman has been called to effect repairs but the bill is going straight to Landlord.
Accreditation/HMO Licensing check. Along with all costs charged to CJ City Properties Ltd on behalf of the Landlord, a service charge of 10% will be added and taken out of the rent.
Minor repairs will be carried out up to an agreed maximum figure.
No major repairs will be carried out without previous authorization/discussion with the Landlord unless an emergency arises, even then all reasonable effort will be made to contact Landlord before work begins.
Arranging annual Landlords Gas Safety Certificate by a GAS SAFE registered plumber.
Arranging mandatory electrical wiring and appliance checks by a qualified electrician.
Arranging annual Fire Extinguisher service if applicable.
