Right to Manage

CJ City Properties Ltd is available to advise interested residents on recent legislation which has given tenants of leasehold properties the right to participate in the management of their property.

The Service

Typically our service covers the following:

FREE initial survey for planned maintenance
Arranging periodic inspections of the building by a surveyor
Assessment of maintenance costs to be charged to leaseholders
Sending leaseholders service charges
Sending demands for ground rent (charge applicable to freeholder)
Receiving, recording and banking leaseholders’ payments
Keeping comprehensive books, records & files for the freeholder
Preparing figures for annual accounts for the accountants
Distribution of annual accounts to lessees (accountants fee to be charged if applicable)
Answering enquiries for Energy Performance Certificates
Dealing with solicitors’ queries (charge applicable to solicitor)
All health and safety precautions eg CAWR
Making records available for inspection by lessees (extra charge may apply)
Monitoring service contracts made with other professionals (extra charge may apply)
Dealing with lessees’ enquiries and possible complaints (extra charge may apply)
Issuing Consultation Notices to leaseholders (extra charge may apply)
Enforcement of covenants in the lease (extra charge to apply)
Drafting licences/consents (extra charge to apply)


We like to agree a fixed fee for the year in advance for the service designed to meet your specific needs
